Real estate trust accounting for Victoria agencies

Whether you're a Melbourne agency or operating across regional Victoria, we keep your trust account accurate, reconciled and audit-ready — without the overheads of in-house staff.

Local compliance

Compliant with VIC requirements

Every VIC real estate agency must run its trust account in line with the Estate Agents Act 1980, with oversight from Consumer Affairs Victoria. We configure your accounts correctly, reconcile daily and maintain the documentation that keeps you inspection-ready and makes audit time straightforward.

Daily receipting & reconciliation

Your VIC trust account receipted and reconciled every day, with anything that needs attention flagged before it becomes a problem.

Audit preparation

We keep your accounts configured and documented to satisfy Consumer Affairs Victoria, so audits are a formality rather than a scramble.

EOM & disbursements

End-of-month processing, owner and creditor payments and ad-hoc disbursements handled accurately on your behalf.

What's different about trust accounting in Victoria

Trust accounting rules are set state by state, and the differences are more than cosmetic — they change when money has to move and when reports fall due. Here's what VIC asks of you.

RegulatorConsumer Affairs Victoria
Governing legislationEstate Agents Act 1980
Bonds lodged withthe Residential Tenancies Bond Authority (RTBA)
Bond lodgement deadlineWithin 10 business days of receiving the bond from the renter
Trust audit year1 July – 30 June
Audit lodgementAudited within three months of 30 June by an approved auditor

Victoria adds a reporting obligation most states do not have. If you become aware of a deficiency in a trust account or trust ledger account, you must notify both Consumer Affairs Victoria and your auditor within three business days. That is a very short window, and it only works in practice if your reconciliations are current enough to surface a shortfall within days rather than at month end. Victoria also requires an approved auditor — a practising public accountant who is a member of CPA Australia, CA ANZ or the Institute of Public Accountants.
