Real estate trust accounting for Queensland agencies
From the Gold Coast to Cairns, we handle trust accounting for Queensland agencies so your team can focus on listings and property management, not reconciliations.
Compliant with QLD requirements
Every QLD real estate agency must run its trust account in line with the Agents Financial Administration Act 2014, with oversight from the Queensland Office of Fair Trading. We configure your accounts correctly, reconcile daily and maintain the documentation that keeps you inspection-ready and makes audit time straightforward.
Daily receipting & reconciliation
Your QLD trust account receipted and reconciled every day, with anything that needs attention flagged before it becomes a problem.
Audit preparation
We keep your accounts configured and documented to satisfy the Queensland Office of Fair Trading, so audits are a formality rather than a scramble.
EOM & disbursements
End-of-month processing, owner and creditor payments and ad-hoc disbursements handled accurately on your behalf.
What's different about trust accounting in Queensland
Trust accounting rules are set state by state, and the differences are more than cosmetic — they change when money has to move and when reports fall due. Here's what QLD asks of you.
| Regulator | the Queensland Office of Fair Trading |
|---|---|
| Governing legislation | Agents Financial Administration Act 2014 |
| Bonds lodged with | the Residential Tenancies Authority (RTA) |
| Bond lodgement deadline | Within 10 days of receiving the bond |
| Trust audit year | 1 June – 31 May |
| Audit lodgement | Audit report or statutory declaration lodged within four months of year end |
Queensland runs its trust account audit year to 31 May rather than 30 June, so the trust audit year and the tax year end a month apart. Agencies operating across the border routinely trip over this and close the Queensland year on the same date as the NSW one. Queensland also requires at least one unannounced examination in any audit period longer than six months, and the annual report has to state, month by month, whether the trust cash book, the trust bank account and the trust ledgers were reconciled.
