Real estate trust accounting for Tasmania agencies
From Hobart to Launceston, we run Tasmanian agencies’ trust accounts with the precision your audit demands.
Compliant with TAS requirements
Every TAS real estate agency must run its trust account in line with the Property Agents and Land Transactions Act 2016, with oversight from the Property Agents Board of Tasmania. We configure your accounts correctly, reconcile daily and maintain the documentation that keeps you inspection-ready and makes audit time straightforward.
Daily receipting & reconciliation
Your TAS trust account receipted and reconciled every day, with anything that needs attention flagged before it becomes a problem.
Audit preparation
We keep your accounts configured and documented to satisfy the Property Agents Board of Tasmania, so audits are a formality rather than a scramble.
EOM & disbursements
End-of-month processing, owner and creditor payments and ad-hoc disbursements handled accurately on your behalf.
What's different about trust accounting in Tasmania
Trust accounting rules are set state by state, and the differences are more than cosmetic — they change when money has to move and when reports fall due. Here's what TAS asks of you.
| Regulator | the Property Agents Board of Tasmania |
|---|---|
| Governing legislation | Property Agents and Land Transactions Act 2016 |
| Bonds lodged with | the Rental Deposit Authority, through MyBond |
| Bond lodgement deadline | Within 10 working days of the bond being paid to the agent |
| Trust audit year | Audited within three months of the end of the audit year |
| Audit lodgement | Special Purpose Audit and Checklist lodged with the Board by 30 September |
Tasmania asks for more than an annual audit. Property agents who have held trust money must also lodge a Trust Account Report with the Property Agents Board within one month after the end of each reporting period — so for the period ending 30 June, that report is due by 31 July, on top of the annual audit due in September. A late fee applies. It is a twice-yearly reporting rhythm rather than an annual one, and agencies arriving from the mainland are often unaware of it. Note too that trust account oversight sits with the Property Agents Board rather than with CBOS.
