Real estate trust accounting for the ACT agencies
We provide Canberra and ACT agencies with outsourced trust accounting that stays compliant and inspection-ready year-round.
Compliant with ACT requirements
Every ACT real estate agency must run its trust account in line with the Agents Act 2003, with oversight from Access Canberra. We configure your accounts correctly, reconcile daily and maintain the documentation that keeps you inspection-ready and makes audit time straightforward.
Daily receipting & reconciliation
Your ACT trust account receipted and reconciled every day, with anything that needs attention flagged before it becomes a problem.
Audit preparation
We keep your accounts configured and documented to satisfy Access Canberra, so audits are a formality rather than a scramble.
EOM & disbursements
End-of-month processing, owner and creditor payments and ad-hoc disbursements handled accurately on your behalf.
What's different about trust accounting in the ACT
Trust accounting rules are set state by state, and the differences are more than cosmetic — they change when money has to move and when reports fall due. Here's what ACT asks of you.
| Regulator | Access Canberra |
|---|---|
| Governing legislation | Agents Act 2003 |
| Bonds lodged with | the Rental Bonds Office at the ACT Revenue Office |
| Bond lodgement deadline | Within two weeks of receiving the bond |
| Trust audit year | 1 July – 30 June |
| Audit lodgement | Trust account records audited by 30 September |
The ACT splits its oversight across two agencies, which catches out operators used to dealing with a single regulator. Your licence and your trust account audit sit with Access Canberra under the Agents Act 2003, but rental bonds go to the Rental Bonds Office administered by the ACT Revenue Office — a revenue agency rather than the consumer regulator — under the Residential Tenancies Act 1997. Two bodies, two sets of correspondence, and two places to look when something needs reconciling.
