Real estate trust accounting for New South Wales agencies
From high-volume Sydney rent rolls to regional agencies, we run trust accounts for New South Wales real estate businesses to audit standard — accurate, compliant and a fraction of in-house cost.
Compliant with NSW requirements
Every NSW real estate agency must run its trust account in line with the Property and Stock Agents Act 2002, with oversight from NSW Fair Trading. We configure your accounts correctly, reconcile daily and maintain the documentation that keeps you inspection-ready and makes audit time straightforward.
Daily receipting & reconciliation
Your NSW trust account receipted and reconciled every day, with anything that needs attention flagged before it becomes a problem.
Audit preparation
We keep your accounts configured and documented to satisfy NSW Fair Trading, so audits are a formality rather than a scramble.
EOM & disbursements
End-of-month processing, owner and creditor payments and ad-hoc disbursements handled accurately on your behalf.
What's different about trust accounting in New South Wales
Trust accounting rules are set state by state, and the differences are more than cosmetic — they change when money has to move and when reports fall due. Here's what NSW asks of you.
| Regulator | NSW Fair Trading |
|---|---|
| Governing legislation | Property and Stock Agents Act 2002 |
| Bonds lodged with | NSW Fair Trading, via Rental Bonds Online |
| Bond lodgement deadline | Within 10 working days after the end of the month in which the bond was received |
| Trust audit year | 1 July – 30 June |
| Audit lodgement | Auditor’s report lodged by 30 September |
NSW is one of the few places where agents work to a different clock from private landlords. A landlord who takes a bond directly has 10 working days from the day it is paid. An agent has 10 working days from the end of the month in which it was received. That monthly cycle is more forgiving, but it also means an unlodged bond can sit in your trust account for several weeks without ever looking overdue — so bond lodgement needs to be a deliberate month-end step rather than something you discover at audit.
